We will outline below why your home did not sell. For more information on selling a home in Seattle WA or the Greater Seattle WA Area.
Pricing your home right to sell:
There are many reasons your home did not sell the first time. One of the first reasons is that it was not priced accurately. Pricing your home is a strategy that many fall short on. If you haven’t had much traffic in the first couple of weeks you know there’s a problem. If you’ve had some traffic, are you getting the feedback from those showings? Some of you might not know because your agent either doesn’t follow up or doesn’t use a software program that emails the Sellers the same time the Agent is notified of new showing feedback. So one of the main reasons your home did not sell the first time is because of price.
Condition of your home to sell:
Another reason your home did not sell is that your home is not showing well online or in person. Most buyers have to be captured online to add the home to their list and when they tour the home they need to be able to see themselves living in your home. I don’t think that every single picture needs to be removed – maybe leave a few, but clutter needs to be removed from counters, closets, shelves. No smelly dog bed or dirty laundry left out. We don’t need to see what your hobbies are or the side business that you’re running from your home. Instead it should be clean and inviting! The buyer needs to see themselves living in your home. If there are too many distractions it will overwhelm them.
Marketing your home to sell:
Some ofther reasons that your home did not sell the first time could be the Marketing. Your home is not reaching all the potential buyers that it should be. No, we’re not talking about Newspaper Ads but a base of buyers to market your home to – not just listing it with the Northwest Multiple Listing Service.
Communication lacks in order to sell your home:
One other main reason your home did not sell the first time is that there is a lack of communication. Your agent isn’t keeping you apprised of what’s happening in your neighborhood, what homes have sold, what new listings have gone up. Both of these events should be talked about and if needed there should be a price adjustment to make sure you’re still competitive in the market.
